Many foreigners own property in Hungary while spending most of their time abroad. On paper, this sounds simple: the house is there, utilities are connected, everything should work.
In reality, even very basic administration can become surprisingly stressful if you are not physically present and if you don’t speak Hungarian.

I recently helped a client who owns a house in Hungary but spends several months a year abroad. During one of his longer stays outside the country, the electricity provider sent paper invoices by post to his Hungarian address. Since he was not there, he never received them.

As a result, the bills were not paid, and eventually, the electricity was disconnected.

How a Small Issue Turns into a Big One

From a Hungarian perspective, the solution seems obvious:

 – contact the electricity provider,

 – pay the outstanding invoices,

 – set up direct debit to avoid future problems.

For a foreigner, however, this process is far from simple.

To restore the electricity supply, several steps were required:

 – contacting the electricity provider (MVM),

 – clarifying the reason for the disconnection,

 – arranging payment of overdue bills,

 – speaking with an MVM-registered electrician and coordinating multiple visits to have the electricity reconnected,

 – coordinating with the bank to set up direct debit payments.

None of these steps are technically complicated, but they require time, patience, and Hungarian language skills.

The Language Barrier Is the Real Challenge

One of the biggest difficulties was communication.
Most administrative offices and service providers in Hungary still operate primarily in Hungarian, and many customer service agents do not speak English.

Even with the help of MVM’s phone customer service, resolving the issue required several hours of phone calls and coordination, and this was with me assisting as a native Hungarian speaker.

For a foreign property owner trying to handle this alone from abroad, the process would have been extremely frustrating, if not impossible.

Why Local Support Makes a Huge Difference

As a Hungarian, navigating these systems is significantly easier.
Knowing how local administration works, which departments to contact, and how to communicate effectively can save enormous amounts of time and stress.

This is exactly where I help my foreign clients:

 – dealing with utility providers,

 – communicating with banks,

 – resolving administrative issues while they are abroad,

 – making sure similar problems don’t happen again.

What looks like a “small issue” on the surface can quickly turn into a serious problem if no one is there to handle it locally.

Owning property in another country should not mean constant worry about missed letters, unpaid bills, or disconnected services.
